שמאי פינוי ובינוי יבקר לצורך מילוי תפקידיו לפי חוק זה [צ״ל: החוק] בדירה אחת לפחות מכל סוג אופייני ביחס לשטח ומאפייני התכנון של דירות המצויות במתחם; הביקור יתבצע בנוכחות הצדדים, זולת אם הסכימו כי הביקור ייערך שלא בנוכחותם.
